Communities
What is The Grove Frisco?
+
The Grove Frisco is a 735-acre master-planned community in east Frisco, in Collin County, off Custer Road near Main Street. Newland opened it in 2018. Most homes are single-family houses built since 2018, with some townhomes. Residents share the Orchard House amenity center, resort-style pools, a splash pad, parks and trails. Kim Elmer has called North Texas home since 1982 and helps buyers and sellers in The Grove.

+
Builders who have built in The Grove include Highland Homes, Chesmar Homes, Brookfield Residential, Shaddock Homes, American Legend and Trophy Signature Homes. The lineup changes as sections sell out, so confirm who is still building before you shop.
New construction in Frisco: what builders don't explain →What is Craig Ranch?
+
Craig Ranch is a 2,200-acre master-planned community in southwest McKinney built around TPC Craig Ranch. Residents have trails, neighborhood pools, a large Life Time club nearby, and restaurants at Hub 121 and District 121. Most homes are in HOA neighborhoods built from the early 2000s onward.
Read the full Craig Ranch guide →What school district is Craig Ranch in?
+
Craig Ranch is inside McKinney city limits but is served by Frisco ISD or Allen ISD, depending on the address. The district line runs through the community, so neighboring sections can attend different districts. Always confirm assigned schools with the district by exact address, not the listing.
Is Life Time at Craig Ranch included with the HOA?
+
No. Life Time McKinney at Craig Ranch is a separate paid membership, not an HOA amenity. Golf at TPC Craig Ranch is also a separate private club membership.
HOA Fees and Taxes
Do North Texas master-planned communities have HOA fees?
+
Yes, most do. In Craig Ranch, fees vary by neighborhood, and some sections bill annually while townhome sections with exterior maintenance often bill monthly. Fees and rules change, so confirm current amounts directly with the HOA and review the resale certificate early in your option period.
What makes up a property tax bill in Collin County?
+
Texas has no state income tax, so local property taxes fund cities, counties and school districts. A typical bill includes the city, Collin County, the home's school district and other local taxing units. Rates and appraised values change every year, so ask the title company to confirm any special assessments on a specific lot.

Buying a Home
Should I use my own agent when buying new construction?
+
Yes, in most cases. The builder's sales representative works for the builder. Your own agent can help you compare builders, review the builder contract, ask about incentives and lot premiums, and schedule independent inspections during construction.
See how Kim helps buyers →What should I check first when choosing a community?
+
Start with the school district by exact address, HOA fees and rules, the property tax picture, and what amenities are actually included versus separately paid. Then visit at different times of day to see traffic, noise and how the neighborhood feels.
Can I buy a home if I'm relocating from out of state?
+
Yes. Kim Elmer holds the ABR® designation and works with relocating buyers. Much of the early research, video tours and paperwork can happen remotely, with in-person visits planned around your schedule.

What should I do before listing my home?
