New Construction in Frisco: What Builders Don't Explain

By Kim Elmer, REALTOR®, ABR® · Coldwell Banker Apex, REALTORS® · [Publish date]

The short answer

The salesperson in a builder's model home represents the builder, not you. Builder contracts are written by the builder, incentives often come with conditions, and decisions you make early affect price and resale. Having your own agent from the first visit costs most buyers nothing extra and puts someone on your side of the table.

Bring your agent on the first visit

Many builders require your agent to be registered at your first visit to the model home. If you walk in alone and sign the guest card, you may lose the ability to have your own representation for that purchase. Call your agent before you tour.

Builder contracts are different

Builder contracts are written by the builder and favor the builder. Timelines, change-order rules, deposits and what happens if construction is delayed are all spelled out in their terms. I've worked extensively with North Texas home builders, and I review these details with my buyers before they sign.

Understand the incentives

  • Incentives may be tied to using the builder's preferred lender or title company.
  • Compare a rate buy-down with a price reduction or upgrade credit. They affect your budget differently.
  • Ask when the incentive expires and what you must close by to keep it.

Upgrades and lot choice affect resale

Design-center upgrades add up quickly. Some, like structural changes and lot premiums, are hard to add later. Others, like lighting and paint, are easier to do after closing. I help buyers decide where their money matters most for daily life and future resale.

Inspect new homes too

A new home still benefits from independent inspections, ideally before drywall and again before closing. Builders' own checks don't replace an inspector who works for you.

Takeaway

In new construction, the builder has a team on its side. Bring your own agent on day one, read the contract closely, and weigh every incentive against your real budget.
