Selling your home is one of the largest financial decisions you will make, and often a personal one. My commitment is simple: I represent you and your interests, 100% of the time.
You work directly with me from start to finish. I don't hand your listing to an assistant or a team member you've never met. I bring in a professional team, including an interior designer, a professional photographer, and video and print specialists, and I pay for their work so your home gets the presentation it deserves.
I answer your calls and messages, I tell you what I'm seeing in the market, and I give you honest advice, even when it isn't what you want to hear.

What's Your Home Worth?
Online estimates can't see your updates, your lot or your street. I prepare my own detailed home value report for each homeowner, built from recent nearby sales and current market activity. Leave your name, phone and email, and I'll create your individualized report and reach out to you personally.
No cost and no obligation to list.

How I Sell Your Home, Step by Step
Here is exactly what happens when you list with me, and what I handle at each step.

- 01
Listing Consultation and Walkthrough
We start at your home. I walk through every room with you, ask about your goals and timing, and note the features buyers will value most. I also look at what may need attention before we list.
- I learn your timeline, your next move, and what matters most to you in the sale.
- I point out the features, upgrades, and finishes we should highlight.
- I explain my full process and answer every question before you decide anything.
- 02
Pricing Strategy
I price your home from current MLS data, not guesswork. I study recent sales, active and pending listings, and homes that didn't sell in your neighborhood and price range. Then we review the numbers together and agree on a strategy.
- Comparable sales matched by neighborhood, size, age, condition, lot, and upgrades.
- A review of current competition: what buyers will compare your home against.
- A clear recommendation on list price and the reasoning behind it.
- A plan for reviewing price and activity once the home is live.
- 03
Preparing Your Home
Small, smart improvements can change how buyers see your home. I give you a clear, prioritized list and connect you with trusted local professionals.
- A prep list ranked by impact: what to fix, what to update, and what to leave alone.
- Referrals to contractors, painters, cleaners, landscapers, and handymen I trust.
- Guidance on decluttering and depersonalizing room by room.
- Curb appeal recommendations for the yard, entry, and exterior.
- An optional pre-listing inspection to find issues early, so there are fewer surprises after an offer.
- 04
Designer Staging
I pay for a professional interior designer to stage your home. Staging helps buyers picture themselves living there, and it makes every photo stronger.
- A staging consultation with my interior designer.
- Styling with your own furniture and decor, with added pieces where needed.
- Staging plans for vacant homes.
- Final styling before photography and before each open house.
- 05
Photography and Media Day
Your listing photos are the first showing. I pay for a professional real estate photographer to photograph every room and capture the details that set your home apart.
- Professional photos of every room, including close-ups of craftsmanship, millwork, finishes, fixtures, and design details.
- Twilight photography that shows your home's lighting, curb appeal, and character in the evening.
- Drone aerial photos and video that show the home, the lot, the street, and the setting around it.
- A cinematic interior video walkthrough.
- A 3D virtual tour so buyers can walk through online.
- A professional floor plan so buyers understand the layout before they visit.
- A prep checklist before media day so every room is ready.
- 06
Launching Your Listing
When your home goes live, it is ready to make a strong first impression everywhere buyers look.
- A Coming Soon strategy to build interest before launch.
- MLS listing shared to the major home search sites.
- A dedicated property website with photos, video, the floor plan, and details.
- Targeted social media and digital ads to buyers searching in your area.
- Professionally designed printed brochures and flyers.
- Outreach to local agents who are working with active buyers.
- Neighborhood outreach, because neighbors often know someone who wants to move in.
- 07
Showings and Showroom-Style Open Houses
I make it easy for qualified buyers to see your home, and I make sure every visit counts.
- Showing scheduling and coordination around your routine.
- Clear instructions on preparing the home and securing valuables before showings.
- Showroom-style open houses that are staged, styled, and hosted by me.
- Feedback gathered from buyers and agents after showings, shared with you.
- Follow-up with open house visitors and their agents.
- 08
Offers and Negotiation
The highest price is not always the best offer. I review every offer with you line by line and negotiate to protect your bottom line and your terms.
- A seller net sheet for every offer, showing what you would walk away with.
- Review of price, financing, earnest money, option period, appraisal terms, closing date, and any leaseback request.
- Strategy for multiple offers and counteroffers.
- Negotiation on your behalf, with your goals as the priority.
- 09
Under Contract to Closing
Once you accept an offer, I manage every deadline and detail so nothing slips.
- Coordination of the buyer's inspection and option period.
- Negotiation of repair requests.
- Appraisal coordination and follow-up.
- Work with the title company on title, survey, and closing documents.
- HOA resale certificate and document requests, when your home is in an HOA.
- Regular updates on every milestone and deadline.
- Final walkthrough and closing day coordination.
- 10
After Closing
My work doesn't stop at the closing table.

- Copies of your closing documents for your records.

The Presentation Difference

01 / Presentation
Designer Staging
I pay for a professional interior designer to stage your home. Each room is styled to show its space, light, and purpose, so buyers can picture their own life there.

02 / Presentation
Professional Photography
My professional photographer, paid by me, photographs every room. We capture the details buyers notice, from millwork and finishes to fixtures and the quality of the build.

03 / Presentation
Twilight Photography
Twilight images show your home glowing at dusk, with interior and exterior lighting on. They highlight curb appeal and character that daytime photos can miss.

04 / Presentation
Drone Aerial Video
Drone video shows the setting: the lot, the street, the views, and the community around your home.

05 / Presentation
Floor Plans and Print
A professional floor plan shows the layout at a glance. Printed brochures and flyers give buyers something to take home and remember.

06 / Presentation
Showroom-Style Open Houses
My open houses are staged, styled, and hosted like a showroom. Every visitor sees your home at its best, and I personally follow up with them.

Sellers I Often Help
Relocating sellers
If you are moving for work or family, I can manage the sale while you settle in somewhere new. I coordinate access, vacant-home checks, and documents remotely.
Selling and buying at the same time
I help you plan the timing of both moves. We look at options like closing dates and leasebacks so you are not moving twice.
Luxury homes
Higher-end homes need presentation that matches the property. Designer staging, twilight photography, drone video, and printed brochures are standard on every listing I take.
Downsizing
I help you plan what to keep, sell, or donate, and I connect you with movers and organizers. We move at a pace that is comfortable for you.
Vacant homes
A vacant home can feel cold in photos. My interior designer stages it so buyers can see how the space lives.
Inherited or estate homes
Selling a family home after a loss takes patience. I coordinate cleanouts, repairs, and the sale with care, and I work alongside your attorney or executor.
Homes in master-planned and HOA communities
I know how HOA rules, resale certificates, and community amenities affect a sale. I highlight what your community offers buyers.
How to Prepare Your Home for Photos and Showings
I give every seller a detailed checklist. Here are the basics.

- Clear kitchen and bathroom counters.
- Put away personal photos, mail, and paperwork.
- Turn on every light and open blinds and shades.
- Make beds and fold or remove towels.
- Store pet bowls, toys, and litter boxes out of sight.
- Tidy the yard, sweep the entry, and put away hoses and bins.
- Move cars out of the driveway for exterior photos.
- Secure valuables and prescription medications before showings.

Seller FAQs
How does Kim Elmer help sellers?
I represent sellers from the first walkthrough to closing. I handle pricing, preparation, designer staging, professional photography and video, marketing, showings, open houses, negotiation, and every step under contract.
What is included when I list with Kim?
Every listing includes designer staging, professional photography of every room, twilight photography, drone aerial video, a video walkthrough, a 3D virtual tour, a floor plan, printed brochures and flyers, a property website, digital advertising, showroom-style open houses, and MLS exposure. I also provide pricing strategy, weekly updates, offer review, negotiation, and contract-to-close management.
Who pays for staging and photography?
I do. I pay for my professional interior designer and my professional photographer, along with twilight photography, drone video, and the floor plan.
Do I need to buy new furniture to stage my home?
No. My interior designer usually works with your existing furniture and decor, and adds pieces where they make a difference.
How do you decide on a list price?
I build your price from current MLS data, including recent sales, active and pending competition, and homes that didn't sell. We review the numbers together before your home goes on the market.
Should I make repairs before listing?
It depends on the home and the market. I give you a prioritized list so you spend money only where it will matter to buyers.
Should I get a pre-listing inspection?
It can help, especially on older homes. A pre-listing inspection finds issues early so we can fix them or price for them before an offer arrives.
How long does it take to get my home ready to list?
Many homes are ready in one to three weeks, depending on repairs and staging. I build a calendar with you during our first meeting.
What should I do with my pets during showings?
Plan to take pets with you or keep them secured, and put away bowls, beds, and litter boxes. I can help you plan showing windows that work for your household.
Do I need to leave during showings and open houses?
Yes, buyers are more comfortable when the owners are away. I schedule showings around your routine and host the open houses myself.
How will I know how the sale is going?
You get a weekly update from me with showings, feedback, online activity, and next steps. You can call or text me anytime.
How do you handle multiple offers?
I review every offer with you using a net sheet and compare price, terms, financing, and timing. Then I recommend a strategy, such as a counteroffer or a request for best and final offers.
What happens after I accept an offer?
I manage the buyer's inspection and option period, repair negotiations, appraisal, title, and closing deadlines. I keep you updated at every milestone through closing day.
Can you sell my home if I've already moved?
Yes. I coordinate access, vacant-home checks, staging, and documents so the sale moves forward while you are away.
Can I sell my home and buy another at the same time?
Yes. I help you plan the timing of both transactions, including closing dates and leaseback options.
What areas does Kim Elmer serve?
I help sellers throughout Collin, Rockwall, Denton, and Dallas counties, including Frisco, Plano, McKinney, Prosper, Celina, Allen, Richardson, and surrounding North Dallas communities. The Grove, Craig Ranch, and Deerfield are featured guides, not the limits of my service area.
