The short answer
The Grove Frisco is a 735-acre master-planned community in east Frisco that Newland opened in 2018. Nearly every home was built in 2018 or later, residents share Orchard House, resort-style pools and trails, and building continues north of Main Street. Before you buy, know which section a home is in, read the HOA documents, and confirm school assignment with Frisco ISD.
Why I write about The Grove
I've called North Texas home since 1982, and I've watched The Grove Frisco grow as new sections opened. That's the perspective I bring to buyers who are considering a home here.
Know which section you're buying in
The Grove has phases south and north of Main Street. Each has different builders, lot widths and amenity centers, so prices in one section don't tell you much about another. Always compare a home with recent sales in its own section.
- 40- and 55-foot lots: Brookfield Residential's traditional single-family homes in the newest section north of Main Street.
- 74- and 95-foot lots: Highland Homes plans, some reaching 5,388 square feet.
- Townhomes and patio homes are also part of the approved zoning.
Amenities are a big part of daily life
Orchard House has a bakery and café, a fitness center, an event lawn and pavilion, and two resort-style pools with a children's splash pad. Newland planned about 90 acres of open space and 4.5 miles of trails, and the Mainstay amenity center north of Main adds pickleball courts and a third pool.
Read the HOA documents before you commit
The Grove has a master HOA managed onsite by Cohere. Dues support the shared amenities, and deed restrictions cover exterior changes and landscaping. HOA fees and rules change, so confirm current fees and rules directly with the HOA.
Honest trade-offs
- Construction north of Main Street means traffic and activity for a while.
- Trees and landscaping are younger than in older Frisco neighborhoods.
- Many lots are moderate in size.
- School assignments vary by section and can change when Frisco ISD redraws boundaries.
Takeaway
The Grove suits buyers who want a newer home and will actually use the pools, trails and events. Pick your section first, then compare homes within it.
