## 1. Quick Answer

The Grove Frisco is a 735-acre master-planned community in east Frisco, Texas, in Collin County. It sits off Custer Road near Main Street. Newland opened it in 2018, and builders are still adding homes north of Main Street. Most homes are single-family houses built since 2018, and there are some townhomes. ## 3. History

Newland and its joint venture partner, North America Sekisui House (NASH), bought 729 acres in Frisco for a future master-planned community and closed on the purchase on June 15, 2016 ([Newland](https://www.newlandco.com/blog?tag=Frisco)). Newland held the grand opening on June 23, 2018, for a 735-acre community off Custer Road between Main Street and Rolater Road ([Community Impact](https://communityimpact.com/dallas-fort-worth/frisco/guides/2018/07/18/close-up-the-grove-by-newland-communities/)).

Orchard House opened as the community's first amenity center. Newland lists a 2019 Best Community Amenity award from the Dallas Business Journal ([Newland](https://www.newlandco.com/communities/the-grove-frisco/)).

Growth north of Main Street came next. The Planning & Zoning Commission first reviewed plans for this section in 2017 and denied them for having too much density. Frisco City Council later approved about 328 acres at the northwest corner of Custer Road and Main Street for single-family homes, up to 425 apartments, and retail ([Community Impact](https://communityimpact.com/frisco/development/frisco-city-council-oks-328-acre-development-at-custer-road-and-main-street/)). That approval came in 2022, and the community is about a mile from the "Four Corners," where Frisco, Plano, McKinney, and Allen meet ([Community Impact](https://communityimpact.com/dallas-fort-worth/frisco/development/2025/07/01/the-grove-frisco-debuts-new-homes-with-brookfield-residential)).

Ownership of the developer has also changed. Newland is now part of Brookfield Residential ([Brookfield Residential](https://www.brookfieldresidentialland.com/newland)). Brookfield Residential chose The Grove Frisco as its first homebuilding location in the Dallas market, with model homes opening in early 2025 ([Brookfield Residential](https://dfw.brookfieldresidential.com/news/meet-brookfield)).

Retail is next. Frisco's Planning and Zoning Commission approved 7.5 acres of new retail on the southwest corner of Custer Road and Main Street as part of The Grove Frisco ([Community Impact](https://communityimpact.com/frisco/development/the-grove-frisco-to-add-retail-restaurants-at-custer-road-and-main-street/)).

## 4. Home Types

**Build era.** Nearly every home in The Grove was built in 2018 or later, and the community has both single-family homes and townhomes. There are no older resale homes here. Every home is new construction or a resale of a home that is only a few years old.

**Lot widths.** Builders here have offered homes on several lot widths:

- 40-foot and 55-foot lots. Brookfield Residential builds traditional single-family homes on these lots in the newest section north of Main Street ([Brookfield Residential](https://www.brookfieldresidential.com/new-homes/texas/dallas-fort-worth-area/frisco/the-grove/40-traditional)).
- 74-foot and 95-foot lots. Highland Homes offers its plans on these larger lots ([Highland Homes](https://highlandhomes.com/dfw/frisco/the-grove-frisco)).
- Townhomes. The city approved zoning for patio homes, townhomes, multifamily, and retail within The Grove Frisco ([Community Impact](https://communityimpact.com/frisco/news/the-grove-frisco-townhomes-multifamily-retail-approved-by-planning-and-zoning-commission/)).

**Home sizes.**

- Chesmar lists plans from 2,440 to 4,240 square feet ([Chesmar](https://www.chesmar.com/c/42860000)).
- Highland's larger plans reach 5,388 square feet with five bedrooms and four-car garages ([Highland Homes](https://highlandhomes.com/dfw/frisco/the-grove-frisco)).

**Builders.** Builders who have built here include Highland Homes, Chesmar Homes, Brookfield Residential, Shaddock Homes, American Legend, and Trophy Signature Homes. Shaddock's 40-foot lot section is listed as sold out. The builder lineup changes as sections sell out.

**HOA.** The Grove Frisco has a master HOA. Like most master-planned communities, The Grove has deed restrictions covering exterior changes, landscaping, and similar items. Review the governing documents before you buy.

**HOA fees and rules change. Please confirm current fees and rules directly with the HOA.**

**Property taxes.** Homes in The Grove are taxed by several entities:

- Collin County
- City of Frisco
- Frisco ISD
- Any applicable special district

The [Collin Central Appraisal District](https://collincad.org) at 250 Eldorado Pkwy, McKinney, Texas 75069 (469-742-9200) handles property values and records. You can look up any property's appraisal record at [collincad.org](https://collincad.org). If you buy a home as your primary residence, file for the homestead exemption through Collin CAD.

It is the community's third resort-style pool and was set to open north of Main Street in 2026 ([Chesmar](https://www.chesmar.com/c/42860000)).

**Future city park.** The City of Frisco named a 7.6-acre undeveloped park site inside The Grove near Custer Road and Main Street "Buffalo Ridge Park," after its high elevation and the buffalo that once migrated through Frisco ([City of Frisco](https://www.friscotexas.gov/CivicAlerts.aspx?AID=1209)).

### Clubs and Activities

Residents describe Cohere-run programming that includes book clubs, Culture Night, and resident-led hackathons ([Cohere](https://coherelife.com/communities/the-grove-frisco-tx/)). ### Getting Around

- **Airports.** The McKinney National Airport (DTX) passenger terminal is scheduled to open on Nov. 11, 2026. Avelo Airlines plans nonstop service to Atlanta, Denver, Nashville, and New Orleans starting in mid-December 2026 ([City of McKinney](https://www.mckinneytexas.org/m/newsflash/Home/Detail/7018)). ### Who Thrives Here

**This community tends to suit people who:**

- Want a newer home without a full custom build.
- Plan to use the pools, fitness center, trails, and pickleball courts regularly.
- Like organized neighborhood events and an active HOA.
- Want quick access to SH 121 and the Frisco, Plano, McKinney, and Allen corridors.

**Honest trade-offs:**

- **Construction.** Home building is still going on north of Main Street, so expect construction traffic and activity for a while.
- **Young landscaping.** Trees and landscaping are newer than in older Frisco neighborhoods.
- **Lot sizes.** Many lots are moderate in size.
- **HOA rules.** Exterior changes require HOA approval.
- **School zoning.** School assignments vary by section and can change when Frisco ISD redraws boundaries.

## 7. Buying Tips

1. **Confirm the section.** The Grove has phases south and north of Main Street, with different builders, lot widths, and amenity centers. Know which phase a home is in before you compare prices.
2. **Ask about special districts.** Before you write an offer, ask whether the home is in a PID or MUD, and check the Collin CAD record and tax bill for any special assessment lines.
3. **Request HOA documents early.** Get the resale certificate, governing documents, and current fee schedule from the HOA during your option period. Read the architectural rules if you plan to add a pool, patio cover, or fence.
4. **Verify school assignment by address.** Use Frisco ISD's attendance zone tool. Do not rely on a listing or a builder flyer.
5. **Inspect new construction in stages.** On a builder home, hire your own inspector for pre-drywall and final walkthroughs, and schedule an 11-month warranty inspection.
6. **Compare resale to builder incentives.** Builders here have advertised financing incentives. Weigh a nearly new resale home, where the trees and window coverings are already in, against a new build with an incentive.
7. **File your homestead exemption.** After closing, file with Collin CAD.

## 8. Selling Tips

1. **Price against new construction.** Buyers compare your home to builder inventory a few streets away, including incentives. Set your price with current MLS data.
2. **Lead with amenity access.** Put Orchard House, the pools, trails, and the nearest park in your listing photos and description.
3. **Document upgrades.** List builder options and post-closing improvements, such as flooring, outdoor living, an EV charger, or epoxy garage floors. Buyers here compare features plan by plan.
4. **Transfer warranties.** Gather any remaining builder structural warranty paperwork and roof or HVAC documents for buyers.
5. **Order HOA documents early.** Request the resale certificate as soon as you list, so the paperwork does not slow down closing.
6. **State school zoning accurately.** Tell buyers to verify the assignment with Frisco ISD instead of promising specific campuses.
7. **Time your listing with data.** I use monthly MLS data to pick a list date based on current inventory and days on market in The Grove.
