## History

Deerfield grew out of Plano's westward expansion in the late 1980s and 1990s. Plano was incorporated on June 2, 1873, after the Houston and Texas Central Railway reached the area. The city had 3,695 residents in 1960, 128,713 in 1990, and 285,494 at the 2020 Census.

Deerfield was built in phases beginning in the mid-1980s. County legal descriptions list sections such as Deerfield Addition Phase One through Phase Six, Deerfield East, and Deerfield West. Today the HOA counts 733 single-family homes.

The holiday lights started as a sales tool. According to a longtime homeowner's account on the HOA website, Deerfield was once seen as too far north on Preston Road, with mostly open fields north of Park Boulevard. To draw buyers, the builders offered cash prizes for the best home displays for three or four Christmas seasons. Residents kept decorating after the contests ended, and the tradition stuck. In 2015 the HOA added large reindeer and a holiday tree to the clubhouse grounds.

The area around Deerfield filled in during the 1990s and 2000s:

- Robinson Middle School opened in 1994.
- Jasper High School opened in 1996.
- Legacy West opened in 2017, west of the Dallas North Tollway on Legacy Drive.

## Home Types

Deerfield is all single-family detached homes, most of them traditional brick designs from the late 1980s and 1990s. There are no new-construction sections; nearly every purchase is a resale, and many homes have been updated by owners over the years.

### Getting Around

Deerfield has entrances from Legacy Drive (Archgate and Colonnade), Quincy Lane, Preston Meadow Drive, and Ohio Drive. Preston Road, the Dallas North Tollway, and State Highway 121 are the main commuter routes. The HOA cites about 25 minutes to DFW International Airport and to downtown Dallas via SH 121 and the Tollway; actual times depend on traffic. DART's Silver Line, opened October 25, 2025, runs from 12th Street Station in downtown Plano to DFW Airport Terminal B.

### Annual Events

- **Deerfield Holiday Lights:** December 1–30, 7–10 p.m. weekdays and 7–11 p.m. weekends. The HOA says about 75% of homes take part. Quincy Lane entrances (Bettye Haun Drive, Tweedsgate, Ivanhoe) are less crowded than the Legacy Drive entrances. There are no public restrooms. Carriage rides: North Star Carriages, 214-441-9996, [dfwcarriages.com](https://dfwcarriages.com).

### Who Thrives Here

- People who enjoy neighborhood social events and holiday decorating
- Buyers who want mature trees, larger floor plans, and room for a pool
- Professionals who work along the Legacy and Tollway corridor and want a short commute
- Relocating buyers who want an established neighborhood rather than new construction

**Honest trade-offs:**

- December brings heavy visitor traffic and long car lines on many evenings.
- Architectural review limits some exterior changes.
- Homes are 25 to 40 years old, so roofs, systems, and pools need attention.
- HOA membership and dues are mandatory.
- There is no new construction inside the neighborhood.

## Buying Tips

1. **Read the HOA documents before your option period ends.** Ask for the resale certificate, current dues, any special assessments, and the architectural guidelines. If you plan a pool, addition, or exterior change, check the approval process with SBB Management before you commit.
2. **Get a thorough inspection on a 1980s–1990s home.** Pay close attention to roof age, HVAC age, water heaters, windows, and original plumbing. North Texas clay soils move, so ask the inspector to look closely at slab foundation signs such as cracks and sticking doors.
3. **Inspect the pool separately.** Many Deerfield homes have pools. A pool inspection covers equipment, surface, leaks, and safety features that a general inspection may only touch on.
4. **Check mature trees near the house.** Large trees are part of Deerfield's appeal. Ask about root proximity to the foundation and drainage, and budget for trimming.
5. **Confirm schools for the exact address.** Plano ISD sets attendance zones by address, and zones can change. Verify with Plano ISD before you write an offer.
6. **Tour in December, and again in another month.** December evenings show the holiday lights and the traffic that comes with them. A second visit shows normal daily life.
7. **File your homestead exemption.** After closing, file with the Collin Central Appraisal District to receive the exemption and the 10% annual cap on taxable value increases.

## Selling Tips

1. **Order HOA documents early.** Request the resale certificate from SBB Management as soon as you list, so buyers can review it without delaying closing.
2. **Show what you have updated.** In a neighborhood of 1980s–1990s homes, a list of updates with dates (roof, HVAC, kitchen, baths, windows, pool equipment) helps buyers compare your home to others.
3. **Plan around December.** Holiday light traffic can slow evening showings. Schedule showings earlier in the day, and give buyers clear directions to a less crowded entrance off Quincy Lane.
4. **Feature the outdoor space.** Pools, covered patios, and mature trees are a big part of why buyers choose Deerfield. Get the pool clean and the yard trimmed before photos.
5. **Get approval before exterior projects.** If you plan to paint, replace fencing, or change the exterior before listing, submit an architectural application to the HOA first.
6. **Price from current MLS data.** Condition and updates vary widely across Deerfield's housing stock. I'll price your home from the latest monthly MLS report for the neighborhood, not from portal estimates.
